about buying off-plan
The biggest worry for property investors buying off-plan is being able
to rent the property on completion. Of course some people contract to
buy with a view to selling on before completion and turning a quick
profit. But that is getting harder these days and it is becoming more
usual for purchasers to buy with a view to holding onto the property
for a year or two until the market firms up.
The reasons for this change are simple: when a development completes
there is too often a glut of properties rushing onto the resale market
and, of course, this keeps prices down. Similarly when a development
completes there can be a rush to rent out properties which benefits the
tenant as landlords may have to drop the rental levels for 6 or 12
months in order to get tenants.
The ideal situation is to buy off-plan at a sensible price and hold
onto the property for a year or two until the real market level is
reached. To be able to pay the mortgage you need to have sufficient
