If you

Things have clearly become
difficult in the property market. If you have entered into an off-plan
contract for UK property completing in 2008 or early 2009 then things are
probably not looking too good especially if you were intending selling
quickly to take a gain. That won't happen but there
is no doubt that if you can rent the property out out over the next 18-24 months you will be in a
very profitable position.
Speak with your developer and your lender or mortgage broker. The
developer is not going to want you to back out of the sale. Your deposit
isn't going to help him much and he will probably have to sell on to someone
else for less than you have offered - so ask him to drop the price a bit.
Prices may be falling but rental demand and levels are increasing so the
figures may actually be improving making it more attractive to your lender.
If you are considering purchasing a new property then now is a great
time. Developers are dropping their prices, landlords are dropping out of
contracts; rental rates are rising. If you can raise 25% deposit there are
great bargains to be picked up in the UK property market and lenders will
want your business.
If you can't raise 25% deposits then consider the "new European"
countries offers huge opportunities. I know of several developments in Poland, Hungary and
Bulgaria which have provided in excess of 80% return in the past 12 months.
Investment amounts start from as little as £20,000 cash with more expensive
properties available with high level mortgages.
