As explained elsewhere on this site there are many opportunities to buy "off-Plan" discount properties.

Buy & Sell Deals

These suit many people purely because there is no need to put down a lot of money when you enter into the contract to buy, and you can sit on the contract for a year or more and then sell it on at a profit. However during that time your capital is tied up in the deposit and there is no income - you are relying solely on future capital gain.

This is fine, but lets say you only have £20,000 available capital. With that you could pay finders fees and contract to buy one or two low price flats putting down 5% or 10% deposit. Your likely profit by selling on the property after a year, and after all costs, would be about £35,000. Nice enough, but what if you could buy 4 or 5 such properties? Wouldn't that be better?

James Green & Co are able to arrange no deposit deals on selected properties. This means that investors do not need to put down any cash as a deposit. The fees are a bit higher, but in the example shown above your profit would be around £75,000 for the same £20,000 investment.

 No Deposit - Ready to Rent

Traditionally buying property for immediate rental requires a much greater up-front capital requirement even though this can be set off against an immediate rental income. It is a balancing act but quite clearly the ideal situation would be one where you could buy a property ready to rent at a discount price but with little or no deposit required!

We are able to access properties, both established and new, at discount prices on a No Deposit basis - though you will have to pay around £4,000 or £5,000 in fees and legal costs. How do we do this? Without giving away trade secrets, we have access to funding sources who will lend on the open market value of properties (which are either repossessions or "fire sale" clearances of the last few properties in a new build development) rather than on the discounted purchase price.
